The water will drain through the exterior sidewall of the cinder blocks, then it will enter the hollow center column of the block wall, drain down through the center column to the lowest blocks, and finally out of the bottom block onto the interior basement floor. Leaky POURED CONCRETE FOUNDATION WALLS Poured concrete foundation walls can develop cracks that will appear from top to bottom, and will be all the way through the wall. These types of cracks can remain dry and never leak, until too much exterior water drains in the location of the crack. A poured concrete foundation crack will act as a vein that drains the exterior surface water and groundwater down onto the interior basement floor, from the lower portion of the crack. We fix bad grading around foundation walls and houses. The grading along the exterior walls of a home is very important. Bad grading of an area can cause rainwater and melting snow water to drain too close to the foundation. When this happens the ground against the foundation can become over saturated with water and form standing water. This will lead to foundation cracks, leaks, and wet basement water problems. Bad grading is the most common reason for a wet interior foundation wall. Other factors such as gutter water, roof water, and surface water runoff will make a foundation water problem worse when it drains to areas of bad grading that direct it toward the foundation.
We re-grade and re-slope the soil around foundation walls, so storm water on the surface of the ground will shed away from the foundation. Re-grading is done by raising the height of the land against the foundation walls, then sloping it away from the foundation, and topping it with geotextile and river stone are options for erosion control. We install foundation window wells for situations that need them in order to re-grade around basement windows that are too low to the ground, and wet fix flooded well problems. We also use sloping and pitching for drainage trenches, to properly flow water from one location to another by gravity.

We install water collection french drains for fixing foundation drainage problems. This type of solution is used for collecting roof water and water draining to close to the foundation walls due to bad grading. Water draining to close the foundation will oversaturate the soil, pool on the surface of the ground, and leak through the foundation walls into a basement, crawlspace, or home on a slab. Our foundation french drain system removes water from the foundation wall area, and then has an pitched underground solid drain pipe that is used for gravity draining the collected water to a different location away from the home.

The buried gutter downspout drainage is done by piping the vertical downspout drain into 4 inch solid drain pipe, then the drain pipe is piped through the ground with a continuous pitch on the pipe, and the water properly drained away from the home. Multiple downspouts can be piped together in the same drainage system. We also install above ground gutter downspout extensions for areas with good grading that will allow water to shed away from the foundation. |
Foundation Drainage - Draining Water Away From Home
Draining the water collected from foundation drainage systems to a different location away from the foundation walls is an important part of the drainage process. There are a different variety of ways to drain water. Foundation drainage can be piped with a pitched pipe to a lower elevation area, to then gravity flow water from one area to another. The end of the drainage pipe can daylight drain directly to the surface or a surface drain is used for draining water to the surface of the ground in a lower elevation lawn area. A underground stone drain pit can be used for leaching water below the surface of the ground if surface draining is not possible, but are not ideal for areas with primarily clay soil that won't percolate. For sump pumps and french drains there is also a potential option of draining to a storm drain if one is present.
